Why Denton County Homes Are Sitting Longer (And Why That’s Not a Bad Thing)

If you’ve been watching the Denton County housing market lately, you’ve probably noticed something that feels a little unfamiliar: homes are taking longer to sell.

And while that might sound like bad news on the surface, hang with me, because this shift might actually be exactly what we’ve needed.

Right now, the average home is sitting on the market for 90+ days. That’s a big change from the speed we saw over the past few years. Prices have dipped a bit too, Denton County’s median sale price is around $420K, which is down about 9% from last year. On top of that, active listings are up over 20%, which means buyers finally have options again.

What this really points to is a more balanced market. Sellers aren’t seeing 20-offer bidding wars anymore, but the buyers walking through your door? They’re serious. And buyers, you’re no longer racing against the clock or overpaying just to compete.

The bottom line? This calmer pace is giving us all room to breathe and make smarter moves.
